In the real estate market, especialy the luxury market, presentation is KEY. Marketing these days require going the extra step to get a Seller top dollar for their home. A must - to be advertised on all platforms: newspaper, local magazines, social media, real estate websites, other Realtors, directly to buyers and of course, the Multiple Listing Service (MLS). One of those KEY, important steps, is professional photography. According to a recent survey, 83% of buyers said pictures help them decide what properties they want to see. In addition, homes sell 32% faster and for more money. Unfortunately, only 35% of agents use professional photographers. Of those agents who do use a photographer, only 15% ensure they’re high quality. Approximately 50% of million dollar properties use poor-quality photos. Yes, you read that correctly. Only fifty percent. 

If we dig further into the photography world, we’re introduced to aerial photography, videography (video tours), and 3D tours (such as Matterport). Aerial photography drastically increases the curb appeal of any luxury residence simply by showing the property as a whole - it gives the potential buyer the view of their entire purchase. During COVID, 3D tour videos and Matterports quickly increased in popularity. 3D Videos allow the potential buyer to really appreciate the layout of the home. In addition, Matterport uses the latest technology to capture a customized tour of the property, allowing buyers to digitally “walk-through” the house to help determine if they like the layout. According to Matterport, “properties sell up to 31% faster and at a higher price”. C-L-E-A-N, Clean! Having a clean home for when buyers are viewing your home is cruicial. Picture yourself in the buyer's shoes. Where do you look when you're looking at a house? Floors, baseboards, countertops, bathrooms, beds/bedrooms, exterior, and most importantly... SMELL! Give your house a nice powerwash, vacuum/sweep, mop/swiffer, wipe, dust, and light a candle or invest $10-$15 in 2-3 of those wall plug-ins and you're set! A clean house shows that you care for it and helps ease the minds of potential buyers. If you list with me, I'll pay for your house to be cleaned and powerwashed AT NO COST TO YOU!

If your house is still furnished, skip over to the next paragraph, "Simple". If your house is vacant, keep on reading! Having a vacant house is fantastic when it comes to showings since the house can be shown at any time without inconveniencing your day, BUT, it makes it difficult for buyers to imagine it as THEIR home. How can we change this? Well, a few ways. Traditional staging means getting physical furniture brought inside the house for a period of time, usually when the listing is first active. Digital staging involves editing the professional pictures to make the rooms appear staged. This helps the mind visualize a furnished home.

Simple

Let's keep it simple. It's extremely important to declutter and keep things simple for showings. If you have cluttered kitchen countertops, it's probably time to put things in cabinets or hidden somewhere. Have a wall covered in family pictures? It's time to take those down and only have a couple of family photos within the house. A home that's TOO personalized makes it difficult for a buyer to picture the house as their new home, so it's important to take a second look at your house in a buyer's point of view. If you have too much furniture, try to either move some to storage or parts of your house where potential buyers will not see it.
